  • We want to consistently make a competitive offer and provide an excellent customer experience, which is why we are specific about the types of homes we buy and the markets where we buy them.

    Mountain View Ventures Valuation

    We typically buy homes where our valuation is between $100K and $650k, but this can vary by market. To know whether your home qualifies, request a free, no-commitment offer.

    We only buy homes within our service areas:

    • Northern New Jersey metro area, including Bergen, Hudson, Essex, Passaic, and Morris counties.

    • Limited services in the Tampa, Florida metro area.

    Home Condition

    We consider various factors related to the home’s overall condition. The criteria below may impact the price or our ability to purchase your home:

    • Your home is being sold as a short sale or foreclosure.

    • Your home has unpermitted additions.

    • Your home has significant foundation issues or was damaged by floods, fire, or other natural disasters.

    • Your home has dated materials like polybutylene plumbing or masonite woodruff roofs.

    • Your home has a well or septic system.

    Many of our criteria vary by city, and there can be exceptions. You can request an offer on your home at any time; it’s free, and there’s no obligation to accept.

  • The closing process when selling to Mountain View Ventures is very similar to a traditional sale.

    Closing Steps

    1. Pack/Clean and Remove All Personal Belongings

    Make sure the home, yard, and exterior are completely empty of all personal possessions/items, unless they were specified to be left behind in the contract. Don’t worry about deep cleaning—broom-swept is fine.

    What to leave behind

    • Built-in appliances, extra keys, and remotes can stay in the home. Anything attached to the house should remain with it, unless your contract specifies to take it with you.

    • If you'd like, you can leave extra paint, tiles, or flooring. Just be sure to notify your Mountain View Ventures Expert first.

    2. Final Walkthrough

    On the day of or the day prior to the official closing date, Mountain View Ventures will have a final walkthrough of your property to ensure everything is in order and that the property is in the same condition as when the contract was signed.

    3. Keep your utilities on

    Please schedule your utilities to remain active for 3 days after your move-out date. We use that time to make sure we can get all accounts transferred to Mountain View Ventures’s name. We do our best to have all utilities transferred on the day you close.

    4. Forward your mail

    In case you haven’t already, please contact the USPS to forward your mail to your new address. Also, please be aware of any packages that may be coming soon from shipping services such as UPS and FedEx. Consider contacting them directly to make the necessary arrangements.

    5. Leave your keys

    You can leave keys and other related items (mail key, pool key, gate key, garage opener, appliance warranties) on the kitchen counter before you leave. Don't forget to lock the door on your way out!

    You can also bring the house keys to the closing with you. If you have any questions or you aren't sure where to leave keys, call or email your Mountain View Ventures Expert.

    6. Close and move!

    Once you complete these steps, you should be ready to close and move. Show up to the agreed-upon closing location (usually at an attorney or title company office), sign all the required paperwork, and most importantly—get paid!     P.S. Need a few extra days to pack and move after you close?

    Contact Us to ask about our leaseback solutions. You'll have the option to stay in the home after you close so you can have a seamless transition to your next home. A rental fee and refundable security deposit may apply.

  • Congratulations! You’ve found a home you love and want to put in an offer. There are several ways to buy with Mountain View Ventures, depending on what type of home you’re buying:

    If you’re buying a Mountain View Ventures-owned home

    If you’re purchasing the home without an agent, you can make an offer to purchase it with one of our trusted agents – just get in touch with us via email or give us a call. Our team will review the offer and respond right away, typically within 24-48 hours (market dependent). Once we’ve received your offer, a dedicated Mountain View Ventures representative will guide you through every step of the process.

    If you’re purchasing the home with your own agent, have them submit the offer on your behalf.

    If you’re buying any home on the market with a Mountain View Ventures trusted agent (only available in select cities)

    Making an offer

    So, you’ve found a home you like! The first step is to create an offer with the assistance of our trusted agent.

    What happens next:

    • We will start the process of matching you with a Mountain View Ventures partner agent who has experience in your market to provide you with industry-leading service.

    • Once your agent has been assigned, you and your agent will receive an email confirmation with a quick introduction.

    • Your agent will review your offer and reach out to you to answer any questions you have about the property and/or the offer process. They can also offer advice on offer price & terms.

    • Once you and your agent are satisfied with your offer, you’ll be able to sign.

    • Next, your agent will submit your offer to the seller’s agent.

    • Depending on how soon the offer due date is and the number of offers the seller receives, you might not receive a decision on your offer immediately. Not to worry, your agent will remain in contact with you (to provide any updates) as well as the seller’s agent (to advocate for your offer).

    What if my offer is accepted?

    First of all, congrats! If your offer is accepted, your Mountain View Ventures trusted agent will be in touch to let you know and discuss next steps. Once both parties sign the agreement, you’ll officially be in escrow. Your agent will assist you through that process and (hopefully) to a successful close on your home.

    What if my offer isn’t accepted?

    While not ideal, offer rejections are an unfortunate part of the process. If your offer is rejected, your agent will let you know as soon as possible. Your agent will also gather any available feedback from the seller’s agent that could be helpful when creating future offers.

  • The simplest way to access a Mountain View Ventures home is to contact one of our trusted agents. Find the home you want to tour and simply get all the details to the tour.

    Alternatively, you can follow the instructions on the door and use our text-to-enter system to get a unique code, which you can enter into the keypad on the front door.   • Once your client has found his or her dream home, you can submit an offer via our agents at Mountain View Ventures and expect to hear back within 24-48 hours.
